Preheat oven to 350ᵒF/177ᵒC.

Line the sides and bottom of an 8-inch square pan with aluminum foil with a 2-inch overhang. Make sure there are no holes in the foil.

(K) Combine condensed milk and chocolate chips in a heat proof bowl. Microwave on high for 30 seconds or until chocolate chips are melted; stir. Add in the walnuts. Set aside.

(K) In a bowl, cream butter and brown sugar together until light and fluffy.

(K) Add the pancake and baking mix, and oats. Mix until well incorporated.

(K) Press 2/3 of the mixture evenly on the bottom of the prepared pan.

(K) Pour in the chocolate mixture over the crust. Dot remaining oat mixture on top.

Bake for 30 minutes. Cool completely before cutting into bars.
